Body Corporate Moving (In or Out) Requirements

Willsmere has two distinct areas for consideration when moving into or out of a unit or townhouse.  Units within the Heritage Buildings require different considerations than the townhouses that encapsulate the site but have immediate access to roadways.  These Body Corporate requirements for removalist and individuals provide guidelines and protocols to be followed when a move occurs.

1.         All moves require booking with the Facility Manager via Mobile on 0466 554 534 or email This email address is being protected from spambots. You need JavaScript enabled to view it.. At least 24 hours in advance, Monday to Friday moves and 5 days in advance for Saturday moves.

2.         NO MOVES ARE PERMITTED ON SUNDAY UNDER ANY CIRCUMSTANCES.

3.         Carriers, Removalist, Truck, Trailer, etc, all Vehicle access will be directed by the Caretaker.  No vehicles of any kind are allowed on the internal pathways and walkways of Willsmere.

4.         The Caretaker may be available to assist in moving large or excessively heavy objects with the electric trolley (weekdays only). Relocating Resident to request trolley arrangements through the Caretaker, subject to availability.

5.         For historic building moves, residents must use the pedestrian entrances/gates/doors at the main entry buildings, either side of the main entry building or any pedestrian point from the surrounding internal driveways and car parking areas. The Caretaker will direct all such paths of ingress and egress for moving purposes.

6.         The main entry foyer, all floor corridors, all stairs and stairwells, including carpets and walls, must be left in a clean and tidy condition after moves are complete. The resident will be held responsible for the cleanliness of common areas, damage to walls, carpets, doors, stairwells, etc. The Body Corporate reserves the right to charge the Owner of the unit for such damage if the resident cannot be located for costs/reimbursement.

EXTERNAL GATES AND DOORS MUST NOT BE PROPPED OPEN TO EXPEDITE MOVE AT ANY TIME FOR ANY PERIOD.

7.         Townhouse residents may move via the rear of all townhouse units providing that trucks do not block access to roadways/pathways or individual car parking spaces during loading and unloading.

8.         Care must be taken to ensure that any Fire Sprinkler Heads are not struck by any object whatsoever either inside our outside of the unit so moving.  A resulting ALARM and CALL OUT charge will be assessed to the responsible party. The Metropolitan Fire Brigade charges an average of $2,500 for each such call out.

9.         The resident mover must ensure that all cartons/packing crates/wrapping paper are disposed of by flattening of cartons, placing wrapping paper and other paper materials in a box and remove to Council (City of Boroondara) Cardboard Waste Paper Recycling Depot on Hutchinson Drive just off of Princess Street (accessible via Gates 5 & 6). Any other materials used and for the move are to be removed from all common property by the resident.

10.        NO DUMPING OF ANY MATERIALS INCLUDING UNWANTED FURNISHINGS AND CLOTHING IS PERMITTED IN THE RUBBISH CORRALS OR ANY OTHER AREA OF WILLSMERE AT ANY TIME.

11.        Any goods being moved are done so at the sole risk and responsibility of the Resident who shall be responsible for any and all theft and/or damage to any of the resident’s goods, furnishings or belongings of any nature. The Body Corporate Insurance DOES NOT cover personal items or belongs of residents.

12.        Care shall be taken to avoid damage to external surfaces such as driveways, pathways, fences, verandahs, garden and landscape features including trees/flowers/bushes during the moving of goods into and out of units and townhouses.

13.        The Resident so moving agrees to indemnify and keep indemnified the Body Corporate from all claims for any loss of or damage to the property of, or personal injury to, third parties resulting from or incidental to the move into or out of Willsmere.

14.        Any damage incurred to the Body Corporate common property/buildings/services/features, etc. during the move will be made good by the Body Corporate and charged to the Resident or Owner if resident not available...

15.        ALL ITEMS OF PERSONAL BELONGINGS. FURNITURE AND FURNISHINGS ARE TO BE  REMOVED FROM THE SITE WITHIN 24 HOURS OF ANY MOVE. The Body Corporate reserves the right to charge the Owner if it incurs any costs in removing items so left by the resident.

 HOW TO DISPOSE OF CARDBOARD PACKING CASES AND PAPER

1.           FLATTEN CARDBOARD CARTONS

2.           WRAPPING PAPER IN BOX

3.           REMOVE TO COUNCIL CARDBOARD WASTE PAPER RECYCLING BIN (MAP BELOW)

IT IS THE RESPONSIBILITY OF OCCUPIERS TO REMOVE CARDBOARD AND WRAPPING MATERIAL FROM THE PROPERTY.

CARDBORD AND WRAPPING MATERIAL MUST NOT BE DUMPED IN THE RUBBISH CORRAL
